Pivot and Guernsey Break Ground on Alley North in Downtown Oklahoma City
OKLAHOMA CITY (May 29, 2025) – Oklahoma City-based commercial real estate developer Pivot and multidisciplinary design firm Guernsey broke ground Thursday on Alley North, a major mixed-use development anchored by Guernsey’s new headquarters – the first multi-story mass timber building in Oklahoma. With construction officially underway, Alley North is set to transform the northern edge of downtown into a vibrant destination by blending residential, commercial and office spaces with thoughtfully designed public areas that foster connection and strengthen community in Oklahoma City.
Located at NW 13th and Broadway, the 5.5-acre development intersects Midtown, Automobile Alley and the Innovation District with easy access to downtown streetcar, future Bus Rapid Transit route and a potential station for the Regional Transit Authority’s proposed commuter rail line. In addition to Guernsey's headquarters, Alley North will include over 20,000 square feet of storefront retail facing Broadway, along with a park, hotel, office complex and the potential for a public transportation hub.

Guernsey’s new headquarters will be the first mass timber multi-story office building in the state. In addition to its many sustainable features, such as low carbon and greenhouse emissions, mass timber also presents significant advantages for both construction speed and the finished aesthetic. The 63,221-square foot building will help connect Guernsey's 150 employees, supporting the firm's work as design and consulting leaders.
In addition to anchoring the project, Guernsey is making a significant investment as a major equity partner in the development.

Designed as a walkable, amenity-rich district, Alley North will provide a hub for business, retail, and dining, while contributing to the continued development of the surrounding downtown districts.
In addition, Willoughby Development recently announced plans for 1500 Broadway, a multifamily development immediately north of Alley North, designed to intentionally connect and complement the neighboring project with apartments, townhomes, retail and dining. Altogether, Alley North and 1500 Broadway will bring 14 acres of new development to the urban core.
Guernsey’s headquarters, under the construction management of Vincit, is expected to open in 2026.
